What to watch for when renting a flat

Before the deposit: the questions that separate good flats from expensive mistakes.
Ask what the rent includes: utilities, internet, building maintenance. “Three hundred euros” that becomes four hundred with the bills is not three hundred euros.
Visit in the evening, not just during the day. That's when you hear the neighbour, see the parking full, and feel whether the heating reaches.
Check who the owner is — ask for the property deed or at least an ID matching the contract.
Photograph everything on move-in and send the photos to the owner the same day. That is the whole difference between getting your deposit back and arguing about an old stain.
A written contract, always — amount, deposit, notice period, and who fixes what.
